Buying a new home is an exciting process, but it can also be intimidating. There are so many moving parts to keep in mind; and making an offer can be one of the most daunting steps, as it requires research, preparation, and strategy. No matter whether you’re a first-time homebuyer or an experienced investor, having the right information can help ensure that your offer stands out in a competitive market. In this article, we’ll discuss some tips on making an offer on a home in Southern Maryland.

Find a Reputable Real Estate Agent

Having an experienced real estate agent by your side during the purchase process will make all the difference. An agent will be able to help you assess market conditions, come up with a fair price for your offer, and guide you through the negotiation process. They will also be able to walk you through each step of buying a home and provide valuable advice along the way.

Research the Market

It may sound obvious, but doing your research before you make an offer on a home is essential. Take time to look at what similar homes are selling for in Southern Maryland and compare them with the current listing price of the house you’re interested in. Review recent sales data on comparable properties in the area, in order to ensure that your offer is reasonable given the home’s location and features. It’s important to remember that sellers are usually looking for top dollar, so make sure your research is thorough and detailed before submitting your bid.

Negotiate Strategically

When making your offer on a home, it’s important to remember that negotiation is key. When negotiating with sellers, always keep their best interests in mind while ensuring that you’re getting everything you want out of the deal as well. Be prepared to counteroffer if necessary, but don’t get too hung up on small details; instead, focus on finding common ground between both parties so that everyone can walk away feeling satisfied with the outcome.

Set Up Escrow Services

Once your initial offer has been accepted, setting up escrow services will protect both parties involved in the transaction. An escrow company holds the money or property until contractual obligations have been met by both parties involved in the sale. This ensures that everyone gets what they were promised without any potential issues arising later.
It can be a challenge to make an offer on a new home, but understanding how this process works can help streamline things for both buyers and sellers alike. Find a knowledgeable real estate agent who can guide you through each step of buying a house, research the market ahead of time to gain insight into fair offers based on current trends, and negotiate strategically so that both parties are satisfied with the end result. And don’t forget to set up escrow services once your initial offer has been accepted. With these tips in mind, buyers should have no trouble making a successful offer when purchasing their dream home in Southern Maryland!

If you’d like to get pre-approved for a mortgage, you can do that here.

Summer is in full swing, and for homeowners eager to take full advantage of their outdoor space, dining outside at home is a great option. Southern Maryland homeowners can easily enjoy a meal outside, whether they have a small patio or an expansive yard. But how can you take this up a notch? Maybe you want to get creative with your family dinner, or perhaps you plan to have a couple of friends over. Whatever your preference, here are some ideas to have the best outdoor dining experience at home:

Think About Shade

Will you use this space to eat different meals, or is it more of a dinner option? While shade won’t matter much for dinner time, it will matter for that hot summer lunch. Considering your shade options is key to setting up the perfect outdoor dining spot. If you have the option for an umbrella, it’s a great choice that lets you decide how much sun you need. Otherwise, opting for a bit of tree coverage if you have it on your property can be a nice option as well.

Go For Buffet Style

Even if you’re only having a few people at the meal, buffet style is a fun way to make dining outside easy. Rather than having to run back inside for seconds or have people going in and out of your home, you can keep it all outside. The casual serve-yourself vibe of a buffet is also the perfect complement to eating outdoors.

Improve the Lighting

Especially if dinner is the main meal that you’ll enjoy outside, lighting is key. First, because you’ll want to be able to see your family or dinner guests and the food on your plates, but also because lighting can help to add ambiance. So, get creative here and use lighting as a part of your outdoor-dining decor. Stringing up some twinkle lights, adding candles to your table, and handing up a lantern or two can instantly elevate your space.

Keep it Cozy

Even when the days get warm, the nights can cool off. It’s always nice to have a few blankets on hand in case anyone needs an extra layer to stay warm. Rolling up a few of these and bringing them out for those evening meals is a great way to ensure everyone is comfortable.

If you’d like to talk more about any of these ideas, or if there’s something else I can be of assistance with, please reach out to me. I’m always happy to help.

If you’re going a little stir crazy, you’re not alone. But if you live in Southern Maryland, you have some great options to get you out in the fresh air. With the fall season in full force, it’s a perfect time of year to enjoy the outdoors. Whether you’re looking for a solo activity or something the whole family can enjoy, here are a few fall favorites:

Take a Foliage Road Trip

Especially when things are feeling a bit crazy, it can be a perfect pause to stop and pay attention to the natural world. Taking some time to appreciate the beautiful foliage of Southern Maryland is a relaxing weekend activity that everyone can enjoy. If the weather is cooperating, you might even pack a picnic so you can enjoy your lunch surrounded by the crisp fall colors. Bring along a favorite playlist or interesting podcast to make your drive even more enjoyable.

Explore a New Trail

Southern Maryland has countless trails to explore. Maybe you already have a few favorites, but why not try a new one? Whether it’s 1 mile or 10 miles, a great hike can be a wonderful fall weekend activity. You’ll surround yourself with the foliage and fall air and give yourself some new scenery to enjoy. Southern Maryland is an incredible area if you like to spend time outside, so don’t forget to get out there and enjoy it this fall.

Get Creative Outside

We’re lucky to have such beautiful fall weather in Southern Maryland, and it’s a great opportunity to be inspired. Maybe you take a camera (even if that’s just your phone) and experiment with some photography, or maybe you grab some paints and try to capture some of the amazing colors. These activities can be great outlets for kids who might be feeling a bit cooped up – and adults, too. If your family is getting ready for Halloween, painting some pumpkins or making other decorations is also a fun outdoor project to try this fall as well.

Go For a Bike Ride

While there are plenty of trails you could bike on, why not explore right around where you live? Southern Maryland has some beautiful neighborhoods, and setting out on your bike can be a fun way to see your own area. The fall weather also makes for comfortable biking, with cooler temperatures and some sunny days. This is another activity you could enjoy with your whole family. Whether you’re teaching little ones how to ride their first bike or trying to keep up with your older kids, the simple activity of bike riding can add a bit more joy to your fall.

What activities are you looking forward to this fall in Southern Maryland? How will you take in the beautiful landscape? I’d love to hear your thoughts!

Are you thinking of a weekend getaway but are unsure of where to go? How about taking a trip to Richmond, VA? Richmond is rich with history, culture, great food and drink, spectacular gardens, and an array of museums and attractions. Here are a few highlights to add to your agenda.

Food Tours

Explore Richmond’s culinary geniuses and amazing architecture on one of their guided food tours. Follow your guide to multiple eateries and sample the top items from their menus, meet the chefs and owners, and discuss the methods behind their culinary madness. You’ll also learn as you go about the history and architecture of Richmond. Tours are typically two and a half hours every Saturday afternoon. Some tours available include the Carytown/Museum District, Butchers, Bakers and Beyond, Both Sides of Broad, Scott’s Addition: Makers Mark, and UR Here: Eating on the Avenues. Private and custom tours can also be arranged.

Have a Drink

Richmond and its surrounding areas are littered with wineries and vineyards for you to enjoy if you’re in the mood for a wine tour. Are you more of a craft beer connoisseur? Not a problem, as you can take a tour of the Richmond Beer Trail, which is comprised of over thirty craft breweries. In addition to the wineries and beer trail, the Virginia Wine Expo is held annually in March and is a multi-day craft beverage and culinary event not to be missed. Virginia’s distillers, wine makers, cider makers, and craft brewers come together along with some of the best culinary minds in the region to allow you to sample their creations.

Explore Ruins

Belle Isle is more than just a pretty city park with great views of the Richmond skyline – this small island is contains hundreds of years of history. Originally a Native American settlement site, a nail factory in the 1800’s, and a Confederate Prison Camp during the Civil War, this 540 acre island is a treasure trove of ruins. In addition, you’ll see the remains of an old oil and explosive storehouse, as well as an abandoned hydroelectric plant. Make sure to take in the view of the rapids of the James River and the dams across the waterway.

Enjoy the Museums

If you’re a fan of fine art, make sure to spend some time at Richmond’s most popular, not to mention free, museum, the Virginia Museum of Fine Arts. Boasting over 33,000 works from around the globe in their permanent collection as well as monthly rotating collections, the VMFA is an art lover’s dream. If science is your thing, stop in to The Science Museum of Virginia for interactive and experiential exhibits and displays. If you’re a fan of all things dark and mysterious, take a visit to Edgar Allen Poe’s home. Inside the old cobblestone house, you’ll find Poe’s manuscripts, letters, and possessions. Lastly, if you’re flying into the airport, take some time to explore the Aviation Museum, which showcases the history of flight and is home to an amazing display of vintage aircrafts.

Get Back to Nature

While it may be chilly at this time of year, the grounds of Maymont is a stunning site to see. This 100 acre park allows you to stroll through the Japanese and Italian gardens, hike across the hilly grounds, tour the expansive mansion, visit the Nature Center, or visit the animals at the children’s farm. If gardens are of interest, also check out the Lewis Ginter Botanical Gardens which span more than fifty acres and offers striking botanical wonders. Wander through the themed gardens including the Cochrane Rose Garden and Cherry Tree Walk. Tour the classic conservatory and then enjoy lunch at one of the two gourmet restaurants.

Richmond has something for everyone. History, architecture, culture, a thriving restaurant and bar scene, as well as the natural beauty of the parks and gardens make Richmond a must for a weekend trip. What’s your favorite thing to do in Richmond?

If you’re looking for a fun and historical day trip, consider taking a stroll through the streets of Berlin, MD. Originally a part of the Burley Plantation, this quaint village was incorporated in 1868, just after the Civil War. The path along Main Street is the same path taken by the Assateague and Pocomoke Indians well before the colonial period. Berlin prides itself on being historically charming as well as artistically alive and has much to do for both locals and visitors alike. Let’s take a peek at what it has to offer.

Food and Drinks

Berlin has no shortage of quaint restaurants, cafes, and bars that are all unique and charming. If you’re in the mood for some sweet treats, check out the Baked Dessert Cafe where you’ll find delicacies such as peach dumplings, soaked bundt cakes, and cupcake bread pudding. The Burley Cafe offers up favorites for breakfast, brunch, lunch, and dinner. Di Febos is a modern Italian Grille with fabulous offering such as Braised Pork Osso Buco and Chianti Braised Short Ribs. Looking for some fresh seafood? Check out Fins Ale House and Raw Bar. Fancy a nice afternoon tea? The Main Street Enchanted Tea Room will serve you a formal high tea complete with tea sandwiches, sweet treats, and potted cream. Stop in to Sisters Wine Bar for some live music and a wine tasting or head up to the Burley Tavern for a cold brew and some good conversation.

Shopping

Berlin is known as the Antique Capital of the Eastern shore so if you love antiquing, a day trip here is a must. Make sure to check out Stuart’s Antiques, Uptown Antiques, Town Center Antiques, and Pitt Street Antiques. Aside from the amazing antiques, there are many charming boutiques and specialty shops to explore. Strolling through the shops and streets of Berlin is sure to lead to finding something special.

Art

Berlin takes pride in the talent of this artistic community. The Art in the Fields Gallery provides 20th century original works and high quality lithographs. Another place to visit is Jeffrey Auxer Designs, which is a fully operational glass blowing studio and gallery. Browse through their selections of hanging wall platters, centerpiece bowls, pendent lights, and chandeliers. The Wooden Octopus is a collaborative studio of four artists: Matthew Amey, Karen Ardis, Lisa Tossey, and Margaret Tossey. Between the four of them, you’ll find a multitude of talent over several mediums.

Events

Berlin hosts a number of community events throughout the year that are worth a trip, and most recently was their restaurant week. The events begin in the spring and happen each week through mid-January. April kicks off events with their Spring Celebration. May has a Reggae Play Day and the Jazz and Blues, Wine, and Brews Fest. The summer months include Concerts on the Lawn, A Peach Festival, and Shakespeare in the Street. The Berlin Farmers Market is every Sunday starting in May and runs through August.

Budget Travel named Berlin the Coolest Small Town in America in 2014 for a reason. Spend the day absorbing the history or check out the creativity of the arts and entertainment district. Either way, you won’t be disappointed.

Are you looking for a new winter activity that’ll keep you fit and allow you to take in some of the natural beauty Maryland has to offer? Perhaps you should give snowshoeing a try. Originally invented as a type of footwear to prevent one from sinking into the snow, snowshoes have morphed into not only a functional tool but an activity that’s fun for people of any age. Not only is snowshoeing fun, but it’s also a great workout to improve your balance, cardiac function, strength, and agility. Here are a few places to give it a try.

Wisp Resort

Wisp Resort is known for its Winter Wonderland fun, skiing, snowboarding, and tubing – you name it, they have it. It’s also an ideal place for those who’re trying snowshoeing out for the first time. The terrain available is located on the Nordic Trails of the Fantasy Valley Golf Course. Check into the Nordic Center to receive your trail passes. The Resort also has several restaurant options if you work up an appetite on your trek. Snowshoes can be rented onsite and lessons are available as well.

Backbone Ski Farm

With over 520 acres of open fields and forests, Backbone Ski Farm is the perfect setting for a day of snowshoeing. Set at the base of Backbone Mountain, you’ll have 9.5 miles of beautifully maintained trails to choose from. This area of Maryland typically receives up to 150 inches of snow flurries per season, so conditions are normally ideal. Snowshoes can be rented onsite.

Deep Creek Lake

Deep Creek Lake has been on the snowshoeing scene for quite some time, as the conditions and trails of the area are perfect for the sport. All Earth Eco Tours offers guided snowshoeing treks for individuals and groups. The two hour tour is through Swallow Falls State Park which is home to Cranesville Arctic Swamp Nature Preserve. For those more advanced at snowshoeing, a four hour tour includes different options like traversing through The Savage Wildlands and climbing Big Savage Mountain. Snowshoes and hot cocoa are provided with the tours.

New Germany State Park

Spanning over 483 acres, New Germany State Park has ten miles of trails for hiking, cross country skiing, or snowshoeing. The terrain is covered with evergreen forests surrounding a beautiful lake. The trails are well marked and often interconnected if you want to add on some mileage to your trek. The lodge offers a large fire to warm up, and cocoa and soup are available. Snowshoes can be rented onsite.

Savage River Lodge

Nestled adjacent to the Savage River State Forest, The Savage River Lodge boasts 43 acres of forests and rivers and 14 miles of well-maintained trails. The lodge normally gets about 120 inches of snow per season, so chances are the trails will be primed for snowshoeing in the winter months. The lodge does offer snowshoe rentals as well, and has a cozy fire and cocoa to return to when you are done for the day.

Snowshoeing is a great way to enjoy nature, get a workout, and have some fun in the winter months. Grab a group of friends and explore the winter beauty Maryland has to offer. Make sure to treat yourself to some cocoa by the fire when the day is done! Where are your favorite places to snowshoe?

When the weather outside is cold and windy, as it can be in Southern Maryland, it can be difficult to find activities outside of the home to enjoy. Never fear, the Southern Maryland theatre scene has plenty to offer to escape the cold weather and is full of fun, culture, music, and warmth. Here are some of the amazing theaters our community has to offer.

Calvert County

Twin Beach Players is a community theater group located in Chesapeake Beach. A non-profit organization, the Twin Beach Players strive to bring original and witty productions created by local talent to the community at an affordable price. Their most recent production entitled “Closed for Christmas” was both heartwarming and funny, and was deemed a complete success. Keep an eye out for upcoming performances and if you want to participate, they’re always looking for creative minds to take part.

Charles County

Port Tobacco Players, located in La Plata, produces up to seven shows each season ranging from musicals, mysteries, comedies, and dramas. In addition to the adult theater group, they also host Encore Kids, a children’s theatre group for ages six through twelve, and the Charles County Youth Orchestra. Past productions have included “The Crucible,” “Elf, The Musical,” “A Christmas Carol” and many more. Their new comedy “Move Over Mrs. Markham” is in rehearsal now with an opening date of January 17th. Again, community participation is always encouraged so if you’re inclined, feel free to inquire about auditioning.

Also in La Plata is The College of Southern Maryland Fine Arts Center, which is known to produce wonderful in-house productions, dance performances, and concerts. The Fine Arts Center hosts a variety of creative activities. Attend one of their off-Broadway performances, tune in for their numerous musical attractions from Barbershop Quartets to Choral Choirs, or tour the world of visual art at any of their three Art Galleries.

St. Mary’s County

The Newtowne Players theater group is dedicated to bringing all types of performing art to the St Mary’s County community while encouraging those with a passion to participate in the theatre in any aspect they’re interested in such as acting, producing, directing, or helping off stage. Past productions have included works such as “Julius Caesar,” “The Rocky Horror Picture Show,” and “A Suessified Christmas Carol.” There are also many opportunities available with the Newtowne Players if you would like to be involved.

Anne Arundel County

Neighboring counties also offer some unique opportunities to be involved in the arts. Encore Creativity Corporation, located in Tracy’s Landing MD, is an amazing artistic environment for those in the age 55 and up demographic. They offer programs to sing, dance, and act with other members of the community. Whether you have done it your whole life or are a beginner, the Encore Chorale, Encore Theatre, and Encore Dance are sure to be a great way to meet people and have some fun.

Snowy days and freezing temperatures don’t have to hold you back from getting out and enjoying the activities of your area. Enjoy the theaters of Southern Maryland and all of the talent they have to offer.
